Airspace rights
The legally usable column of air above your lot, from the ground up to FAA navigable airspace (~500 ft). Buildable, leaseable, and transferable in parts.
TDR, Transferable Development Rights
Unused development capacity (height or floor area) you can sell to another parcel. Turns what you didn't build into a tradable asset.
View easement
A recorded agreement on a neighboring parcel that caps its height, protecting your view and solar access, and creating a small value floor.
BTES, Borehole Thermal Energy Storage
A field of boreholes that store heat in the ground between seasons. Summer heat goes down; winter heating comes back up.
NPV, Net Present Value
What future earnings are worth in today's dollars. A dollar collected in 2046 is worth less than a dollar in hand now; NPV does that discounting math so long-horizon numbers can be compared fairly.
Mineral severance
When subsurface mineral rights were sold separately from the surface. In Nevada, a severance usually does not block geothermal or water use (NV §534A).
Caliche
A hard layer of natural cement in desert soil. It costs a bit more to drill through, but it holds heat well, which helps underground thermal storage.
Alluvial fan
Loose sand and gravel washed down from higher ground over thousands of years. It carries heat well, so it tends to score well for geothermal.
Water table
The depth at which the ground becomes fully saturated with water. It shapes how a geothermal loop or a cistern is drilled and designed.
FAA Part 108
The coming federal rule that lets drones fly set routes beyond the operator's line of sight. Land under or beside a route can earn lease income.
eVTOL vertiport
A small landing pad for electric air taxis. Parcels zoned for one early could capture outsized value as the network gets built.
FAR, Floor Area Ratio
How much building a lot is allowed to hold. The capacity you haven't used is part of what makes the airspace above a home worth something.
Bidirectional EV, V2G / V2H
An electric car that can send power back out, not just charge. Vehicle-to-home runs the house in an outage; vehicle-to-grid sells stored solar back to the grid at peak prices.
Edge AI compute
A small AI data center hosted at a home, run on the home's own power and cooled by the ground loop. Owners earn a compute lease, the way airspace earns a drone-corridor lease.
Behind the meter
Power a home generates and uses on site, before it ever reaches the utility meter. It is the cheapest electricity you have, which is what makes home AI compute and EV charging pencil out.
COP, Coefficient of Performance
How much heat a heat pump moves per unit of electricity. A ground-source COP of 4 means one unit of power delivers about four units of heating or cooling.
Navigable airspace
The public airspace the FAA controls for aircraft, roughly above 500 ft here. You cannot build or lease in it, but you keep protection from low, intrusive overflight.
Zestimate
Zillow's automated estimate of a home's market value, built from public records and recent sales. A useful starting point for the surface value, not a formal appraisal.
VPP, Virtual Power Plant
Thousands of home batteries and EVs the utility can call on at once, like one big plant it never had to build. You enroll, the grid borrows your stored solar at peak, and you are paid for it.
AWG, Atmospheric Water Generation
Pulling drinking water out of humidity in the air, run on solar. In a drought-stressed region it makes part of a home's water supply independent of the river allocation.
Microgrid
A home or cluster of homes that can disconnect from the utility and run on its own solar and batteries during an outage. The ability to island is becoming a priced resilience feature.
BIPV, Building-Integrated Photovoltaics
Solar built into the building itself, roof tiles, facades, even windows, instead of panels bolted on top. The whole envelope generates and the roof lasts the life of the house.
Small cell
A compact 5G antenna or relay carriers mount on well-placed rooftops to densify coverage. Hosting one earns a recurring lease, like a tiny cell tower on your roof.
Real-estate tokenization
Splitting a property right, like unused air or development rights, into digital fractions a market can buy and sell, so you can cash out upside without selling the house.
Agrivoltaics
Raising solar panels high enough to farm or graze beneath them, so one acre earns from power and agriculture at the same time. Best suited to larger parcels.
FWA, Fixed Wireless Access
5G home internet beamed over the air instead of run through a buried line. Where a nearby small cell gives strong coverage, a rural or fringe lot gets real broadband without trenching fiber, which lifts what the land is worth.
Data center heat reuse
Capturing the waste heat from on-site AI compute to warm the home or its water instead of venting it. It turns the cooling cost of hosting compute into a second value stream alongside the ground loop.
Robotaxi charging node
A home fast-charger, fed by rooftop solar, that autonomous ride-hail fleets pay to use between trips. Like a small-cell rooftop lease but for power, your driveway earns as charging spreads out of central depots.
DC fast charging
High-power charging that tops an EV up in minutes instead of hours. It is what makes a home charging node useful to a passing robotaxi, and what a fleet will pay a premium to reach.
Curb rights
The right to use the public curb in front of a property. As cities meter curb access for deliveries, charging, and ride-hail pickups, that frontage quietly becomes a small leasable asset.
Home humanoid
A general-purpose robot sized for a house: it does chores, hauls, and assists care, then charges overnight on the home's own solar and battery like any other appliance.
Robot hire-out
Renting your household robot's idle hours to nearby homes through a marketplace, like a ride network for labor. Utilization turns the robot from an expense into an income stream.
Asset utilization
How many hours a day an owned machine actually works. Robots, EVs, and compute all hinge on it: idle assets cost money, busy ones earn it, and a home that keeps them busy is worth more.
